Amendments to the Spitzee Crossing Area Structure Plan came to this week's public hearing before High River Town Council. Planning consultant for the land owners Kristi Beunder says the changes made were mainly from high to low density, based on feedback from the community and MD of Foothills.

"So I think we showed that on the aggregate the biggest change was from high density to low density. We really didn't mess too much with the medium density, we modified it slightly, but the biggest change was high density to low. So I think that on the aggregate it showed a significant amount of movement."

Beunder says she hopes council approves this amendment to the ASP. She says there are still considerations, like requirements for emergency services.

"We need to increase the water pressures for fire-flows in this area. And we can do that, but it limits how much we can develop because we have a split water catchment. So, one half of the half of the site we can do the water pressures from a fire-fighting perspective. The other half we can't without additional investment in infrastructure in this area."

Beunder says she looks forward to starting the phase one subdivision application.

"After this public hearing it's our hope is that council approves the amendment to the area structure plan. They would than go back and revisit the land use bylaw and hopefully approve our land use amendment and the neighborhood outline plan. Once we do that, we'll make us an application for subdivision for phase 1."

Beunder says the real qualifier is height and built form. From low to high, the maximum height for each density they are dealing with is 10m, 12m, and 14m. She says that informs the built form and how much density can be put on a site.
