The developer behind the Montrose area of High River is pleased overall with the Town's proposed new Land Use Bylaw.

Vice-President of Calgary Land for Dream Development, Trevor Dickie says there weren't any major surprises.

"It goes along the lines of a lot of land use bylaws are going, just to be a little more broad in the uses," he says. "It provides a little more flexibility, a little more innovation on housing, is able to respond to market needs a little quicker and come up with unique product."

He says it aspires to have different uses closer to each other and have all needs met in one area.

Dickie says it was important to determine some of the items are more aspiration than regulation.

"Administration is the one that has to administer it and so they're the ones, when a person walks in they have to interpret the rules and sometimes I think there has to be a distinction between what the aspiration goal and the regulations are, and I just wanted to make it clear things like 'thou shall have a rear lane in the entire town,' well we have some area that we just can't retrofit."

He was glad the issue was clarified and that it's just an aspirational goal.
